If you have someone in your network that you trust, who is good at the business side, then start a joint venture w/ him/her on a deal, see how it goes, and if it works, maybe you've found a good partner to grow w/.Onward!

You need to look for partners to bring in on a joint venture.

Fortunately for us, my wife handled her mom's finances, had large joint account with her name for over 10 years, so the mortgage was approved based on that.

@Tarek Emam You should consider joint venturing with someone who may be able to provide their credit so this will be a non issue for you.

Crowdfunding, syndication, joint venture are a few options.

While technically it might be possible to structure investment jointly with your IRA, practically many of such joint investment will end up being considered "prohibited transaction" because you overlook minor detail.

Also, I like joint ventures where I don't do any work (for the most part).For now, I'm semi retired and just dabble with a few houses a year.
