There are plenty of large companies that do coaching like Brian Buffini and Tom Ferry.I personally do not think coaching is worth it. 

There are obviously plenty of great CPA's on this site, so not trying to take anything away from any of them, including and perhaps most of all Eamonn McElroy, but Linda has been a pleasure to deal with if you are looking to change. 

cold call the owner/owners, drive around looking, mls/realtor, local newspaper, craigslist. plenty of options. 

Underwrite very conservatively, make sure to have plenty of cash reserves, don't over leverage, be open and communicate with your investors, and to truly separate yourself from 90%+ of other investors out there when sh*t hits the fan protect their money FIRST to make sure they don't get burned. 

I had a 5 plex in North Portland for a few years and I think your numbers could use a little tweaking (rents a tad high and water/sewer, trash a tad low) but you have plenty of cash flow to make up for it. 

I am looking to get into real estate a little deeper as i currently work 14 days on and 14 days off schedule which gives me plenty of time to perform most of the work.

@Ryan Daigle, yes...I was 23 years in the National Guard as an M-day soldier (weekend +  2 weeks/year), and while most of the time things went fairly well, there were plenty of times I wanted to shoot someone who was not an enemy combatant, and I certainly heard plenty of other stories from the full-timers who dealt with it 24/7/365. 

There are plenty of deals that you can buy all day long at 90% ARV, so why would you buy at 110-120% ARV?
