The strategy I plan on utilizing once I get through the Winter season is to send a rental increase package explaining why a rent increase is needed, showing comps of current market rents (for instance, using rentometer), and offering a few different options such as a year lease at a reasonable price, a 6 month lease at a higher price, and a month to month at a slightly higher cost.

So, where my head is at, let's say I do 4 BRRRR projects in a year where each project is a $50,000 renovation, or $200,000 in renovations for the full year.

Now on a human level, giving them a heads up it's increasing by 70% might be worth it(that is what the 30 days notice is for too).

In the past I've always been able to head over the JAG office (they're the military legal folks) and get a POA pretty quickly.

It will have black market value ......and that may be where this is headed....
