Tell the other tenants that you feel their pain, and that they should report, anonymously, to the police every single time they see any illegal activity going on.

I've heard finding a contractor who will work while waiting to get the checks from the bank can be a pain. 

While there are a few things in the software I would love to have them improve, the overall experience has been pain-free.  

If you were a home flipper and could afford to hold and rent out the unit you had until times got better, you could inflict some pain on the people that had to have renters no matter what.

Your pain is the vacancy of 3 months and its motivating you to make an emotional decision to rent to these kids, that's not a logical one.

Personally I cannot see the shut down going another 30 days (double what it is now), the good news is Sect 8 landlords will be just beginning to feel the pain on Day 60 but really do not want to peer myself into the Catch-22 of not receiving rent, but being told it will be paid as soon as the government re-opens, especially with what I suspect would be the added joy of not being able to file an eviction on a tenant due to Federal delay in payment.
