I self manage this property so I deal with any thing that comes up, but I use a realtor to find tenants.

It will be my primary residence for ideally 2 years, definitely at least 1 year. 

Anyway, its certainly not ideal to do what it sounds like you are talking about doing. 

That is my ideal scenario, however my issue is getting the capital for such a large project with no experience.

Hi Christian,Another suggestion for learning how to inspect properties would be to hire an inspector to walk the property with you.I actually just heard an interesting tip from Tarl on this BiggerPockets video at 16:21:Investment Property Inspections & Pre-Purchase Decisions w/ J Scott & Tarl YarberTarl said when he was first starting out, he would hire a home inspector to inspect the property with him and follow them around the house and ask them questions.  

Watched tons of YouTube videos, Instagram reels, podcasts, audio books and finally was able to get out of the analysis paralysis.

I understand Vegas is ideal because it's right next door to Cali, but you're gonna need to more than double what you'd like to purchase something for.

@Gart Robert if you look up mark j kohler on youtube he has a lot of really great educational videos on using a trust for LLCs.

Also, make sure you take lots of photos or videos of the home before you start doing any work.
