The two downsides to syndications are the high minimum investment and the difficulty in finding good sponsors and deals, but you can solve for both by joining a passive real estate investment club.

If you buy property in a nicer location quality tenants will find you!

On the long-term rental side, I'm not exactly sure where your house is, but getting over $3,000 a month right now is for homes that are on the high end and in really nice neighborhoods.

Also, business cards are evaluated differently and high balances aren't treated as severely, if at all.My main concern is how to structure a deal so these get paid back in a timely manor.

It just seems hard for these sites to get enough travelers using them, unless you have a property targeting a very niche tenant type that uses a specific website to find housing.
