For other parcel use types, for your sake I sure hope you do a boundary walk, view soil surveys, and all the other due diligence you should before handing the cashier's check to the parcel owner/seller.

Foreclosure is not the only solution and a loan workout is a win/win if the borrower is able to resume payments since they get to stay in their home, the neighborhood has one less vacant property and the note investor gets a healthy ROI on his/her capital.
