What is your game plan to get started?

4- What kind of title does one get upon winning a county foreclosure auction?

Get the new borrowers a loan that doesn't require seasoning on title and refinance the note getting your guy his money out. 

I have a few questions as I am new to the game but I have a basic understanding through this great site and finishing the Ultimate Beginners Guide to Real Estate Investing and I wanted some feedback on my strategy if that is ok.

Our title company does not close any of our deals until they receive the "special assessment" reports which will outline any fees charged by DNS(dept. of neighborhood services) for code violation non-compliance, special work done around the property etc....

I found Bigger Pockets and knew I had to up my game. 

To make a long story short,  the managers told me a couple weeks later that he had to see my Title.

Do anyone know about some good title companies out here in Virginia.

Also when purchasing from auctions if you do a title search and it comes back clean is it still recommend to purchase title insurance?

Definitely want to play the long game, I just really like the idea of getting started using this method as I don’t have a large amount of cash on hand
