Have you considered purchasing a 1-4 unit as an owner occupied and renting out your current home?

2 months ago, my client closed on a property for $120k. 2 bed 1 bath.

I purchased a property about a year ago.

I'm uncertain whether to wait until we settle down before starting our real estate investment journey or to purchase a home at our next location and rent it out when we move again.

I have also never seen an RE syndication offering without an appreciation play.while mostly my purchases (all but 1) have had some cash flow, my last one was negative cash flow using 50% rule (which was fairly accurate to my detailed underwriting) and goes positive this year but in 2.5 years I have value ~$500k above costs.  

Purchase price: $24,000 Cash invested: $100,000 Beautiful remodel currently on the market in Augusta GA, perfect for rental portfolio.

We are in the process of purchasing a home in Bremerton and we live in CA at the present time.

I'm considering purchasing a property in a city where the average household income is around $50k per year, and houses are selling for $250k to $300k.

I'm asking this question due to months of searching for multi-family homes to start my multi-family journey but the prices are way too high to purchase as a newby. 

Old machines are okay if they were just purchased refurbished 2 years ago.
