Anyone know of a good attorney for a rental lease for Cobb or Cherokee county in addition to clarifying if it’s necessary to register to do business in Georgia even if PM most likely utilized.

I am a new Real Estate agent and am researching many different areas of the profession so I can determine where my characteristics/traits can be best utilized to become successful.

Instead of trying to utilize the remaining $10k on acquisition of property #2, could we make $10k worth of repairs or upgrades to the first replacement property (roof, Kitchen etc) that would make it more attractive to a tenant and/or increase the value?

Beginning June 1, we will have $6000 a month of "disposable income" that I fully intend on utilizing.

Also if you buying an older home unless absolutely sure you have a new waste line.first thing out of the block is a sewer scope.. much better to deal with that before tenants move in.sewer may work when inspector flushs toiled once or twice and runs the water for a minute but when house is put into full service and you get a back up.. you now have an emergency plumbing issue that will be 2 to 3X as expensive if you just put a new one in while under rehab.. plus it will last the life of the investment.. the number one issue with rentals is plumbing.. so take care of if prophilacticaly
