@Ted DavisYour wife may be entitled to the home office deduction if she uses the area regularly and exclusively for her business.Items that go into the deduction are rent(depreciation, mortgage interest, home insurance, real estate taxes if you own), utilities, etc to calculate the home office deduction.It can be a big deduction so many sure your accountant factors that in.

Driving around clients is going to cost gas, plus you're going to detail your car once a week to make sure it's always clean when a client gets in.Some brokerages charge a desk fee - usually $100 but I've seen these range as low as $50, and as high as $600Emotional cost:  HEAVY.Working as a full time agent is pretty tough.

I can’t see them needing this house when the building is finished and I can’t see them rehabbing it for sale either.The second I think is a rental but has been vacant for at least a little while, there hasn’t been any work, cleaning, or showings that I can see and I drive by it almost daily.

@Ryan Z I don't know your loan scenario like other factors which can add to the rate but if you want to see the difference ask your lender to send you presentation for both products and see the difference.

Please show me your bank statements to provide some amount of assurance that they have some number of months cushion so they would continue to be solvent in the case they get sick or in some way can't drive / perform the activity.
