@Nick StangoThere's really no value in a 15 year mortgage if you have a choice.If your goal is to pay the place off as quickly as possible, you might as well take a longer amortization and make extra payments.

We faced two issues in escrow: because of the HOA lien foreclosure we had to do some extra searching to find a title insurance company willing to issue a policy; getting a payoff was an issue until someone at escrow obtained the last four digits of the SSN and used the bank's automated system to get a payoff.The second situation was similar but this one we kept as a rental.

Additionally, some affluent towns might have extra fee's for waste removal, parking, etc that local contractors and this city hall will know about. 75% in a nice neighborhood is a good ARV according to what I'm reading for more luxury homes.
