That would get the facade even across the building and not be particularly expensive.

It's very cheap here in South Carolina ($110 one time fee), but I hear California is quite expensive and includes yearly renewals.

If it's a buyer's market, you'll find deals all day long, but you'll have to control expenses and price them right to sell them. 

Think about it this way - I'm coming from Charlotte, NC (definitely on the more expensive side of things from a real estate perspective), and we don't have near the selection of small multifamily investment opportunities that Pittsburgh has. 

All expenses are covered by the rent and I have a good cash flow.
