The house is 80k under market value I really want this property for me and my son to live in is there anyone that can guide me in the right direction??

We've always had the dream of real estate investing but it seemed way too out of reach (still feels a little scary), but I have read a few real estate investing books and feel hopeful and excited to start down the REI road.We live in north county San Diego and are looking to invest out of state, likely the Dayton, OH area.

The community has great UTV trails, so bought a Mule (not that expensive and built like a tank) to enjoy the trails.

I'm currently working on a project with some friends to buy Co-Living homes in the Austin and Dallas area, so I'm keeping my eyes peeled for those good distressed/creative finance opportunities.

She lives in Chicago, was a BP podcast guest a few years ago, and has a lot of rentals in Milwaukee.

Of course you could also send by registered snail mail to property, sellers agent & wherever the owners live - but this adds delay. 

I live in Wilson county about 20 minutes from downtown Nashville, and I was hoping to find anything within a 3 hour radius of Nashville.
