Sure - once in a while something comes up unexpectedly - whether a tradesperson calls and wants to show up to do work with little heads-up or I'm dealing with a problem or issue - but that doesn't happen very often.

I primarily work with hard money lenders to satisfy my needs when it comes to my projects as a fix n flipper, however there is also benefit if I'm able to work with conventional loans, such as possibly getting FHA approval to buy a multi-family property.The issue is, my income isn't consistent which I know is a problem.

The issue is lenders/sellers don't want to pay/lend a premium for the STR/MTR revenue.Calculating long-term rents, the property would be worth about $300k.

Just currious re any unforeseen issues with foreclosing the note AND getting the property back with FMV (fair market value) below my credit bid (the price I gave the auctionier as the min price I'd take).FWIW's- FANNIE and my note allows me to protect my note by spending funds on legal etc to cover Notice Of Default, Legal services, Foreclosure service.
