Insurance is an intangible product, you don't get to test drive a life insurance policy!

I play on having a large amount of spare time.If need be I could relatively easily acquire a job paying 50-60k per year @ a 40hr workweek as a staff nurse at a local hospital.I live 55 miles south of knoxville, which is where i would like to buy a home, which essentially, will be my first investment property a year or two down the line.I plan on living in what I buy while i finish up clinicals in knox (would save me driving time)Down to the numbers, there are several homes (just by simply looking at the MLS), that would probably make suitable places to live in and in the future transition into rentals.

As long as the seller realizes his continuing liability on the loans, and that the buyer has the ability to walk away with no personal liability, this can be a great "insurance policy" against inflationary erosion of the dollar.Essentially trading equity for leverage, much depends on your projected holding period, debt coverage ratios, projected growth (positive or negative) for the particular area, etc.

I have rented to individuals like this before and they will drive you nuts.

I drive methodically drive my farm area looking for vacant properties (high grass, unplowed driveways, trash that never moves, overgrown plants. ask neighbors, etc.)

But "the lease was terminated and she refused to leave" is a much stronger case than "she's driving me crazy."
