To boost energy efficiency efforts within the units regardless of who’s paying the bill, some programs will incentivize “in-unit” upgrades almost 100% in order to address in-unit consumption as well as total building consumption.It would be great if owners and investors could see past the low hanging fruit; low-flow aerators, and CFLs and see the additional benefits of “greening” their buildings on a larger scale.

For me personally I have seen alot of syndications with very long interest only periods which helps on cash on cash return but personally perceive to be an unnecessary risk to boost cash on cash return while lowering internal rate of return because of principal paydown.

We will certainly keep going down the list but we were trying to think of other financing routes to explore while we wait for banks to get back to us, and also thinking that boosting our equity position with some additional private funding would also make the loan scenario more favorable to the bank underwriters.
