There are partner/ownership concerns, liability issues, entity structures, is there a demand for the houses, zoning, surveys, appraisals, VOM, VOE, labor costs, infrastructure, county hearings, ROI, taxes, more taxes and yet more taxes, real estate agents and their fees, delays, Sub contractors, (who don't show) insurance, and on and on and did I say delays and more delays.

Ignoring it and focusing only on metrics like cash on cash will tend to push you towards lower quality neighborhoods with weaker long term supply and demand fundamentals, yet better day one cash flow on paper.

Sounds like you have no problem helping, but when you get a heavy dose of entitled users boldly asking/demanding information it's quite annoying.I'm no expert and haven't experienced this but I can relate in other aspects.
