Every income level deserves decent housing.

You’re getting in for a really decent price, injecting tons of equity and it cash flows handsomely.

That's not to say that you can't find a decent property off-market but they are highly sought after. 

Maybe consider a smaller, older house in a decent neighborhood that has room for an addition in the future.
