I would agree that purchasing a MF complex that is already fully stabilized with little to no value add opportunities can be dangerous at certain times in the market cycle as you have very little room for downside other than lower rents and eating up your cash flow.

Anything above 10% when you add in food and labor starts getting into the danger zone where they shut down or start asking for rent reduction help to stay afloat.
