I have great credit 800+ score, my problem is, I was involved in a financial crime in 2013 and am going to court for it now, but by the time I move to this duplex, I will most likely be convicted and have a felony on my record, now the mobile home is in a different state, does anybody know if mobile home parks run state background checks or nationwide?

@Seth C.IRA capital can be used to invest in real estate in the variety of ways: single family rentals, commercial, in the US and out of the country, you can invest in tax liens and deeds, you can do hard money (or private) lending out of your account to other investors, etc. etc.In order to do so you need a self-directed IRA.

It has great bones with prioritized fund clauses and other pro-landlord terms to help you in an eviction.I also suggest that you skim the CA fair housing info that you should be able to find on your county's court website.Lastly, I really like some clauses on Landlordology.com just search the site for lease clauses.Hope that helps.
