After taxes and selling costs we should net roughly $700-850k depending on final sale amount. 

Having realtors, lenders and repairmen willing to give you time and cost effective services requires the surety of more work.

Land costs make it very inefficient to build 1-4 at a time.

The neighbor's insurance will cover the cost to fix the damage.

I would list with a realtor in that area for sure, a good one should effectively market the property for you, but I would ask them this same question and see what they do to market outside of just putting it on the MLS.

You can get a second one for the property you wish to STR.There is a two-guest per bedroom limit, but there's no possible way they're going to bust you for going over it.All in all, the regulation is great if you live in the city because it effectively blocks outsiders.
