Looking for a contractor for a complete renovation of a 1,100 SF condo in West Palm Beach FL.

What are the steps we need to make sure we are completing for a cash offer and purchase?

@Wayne Brooks I did not understand the technical details of what he says the problem is, so I won't try to say things that are probably wrong :) He said there's a hole in the line, but that he still isn't able to see everything and it could still be much worse.I completely understand that this can happen.

Do the tenants cook for themselves or does the operator have to supply all the meals?

I went to get a building permit from the town as the "home owner" and they said that since I purchased the home under my LLC, they want me to sign an affidavit stating that I intend to live in the home once the project is complete.

It seems like it'd be an effective strategy if I built a brand in my small town and surrounding areas where people knew they could send me a lead of someone they knew, to make some quick cash if I closed on that deal.Assuming this IS completely legal to do, it leads me to a couple different questions:1.

So yes, they got the property but it was half finished or completely gutted, they couldn't find anyone to work on it, and much of what had been done hadn't been permitted so they found the properties that they received as security pretty much useless or requiring so much money to finish that it caused them to go bankrupt.   

I can't see  that they should be struggling to pay rent because they had to eat a few meals out and sleep on mom's couch. 

@Danny Webber Yes, guess that was a bit vague.I am flipping houses in south and central Austin with the exit price generally sub $400k and doing complete remodels.

However, we completely renovated one unit, made exterior updates and small updates to other units (paint & a/c work), increased rents, and the neighborhood has undergone some big positive changes.
