I do not know the cost of setting up a lot of straw companies, but the work to keep them intact and properly functioning would probably be better spent buying more insurance and spending your time buying or managing property.

@Fritz Ritter you generally only charge a 1% asset management fee as a sponsor to manage the property manager so you would not generally give up equity in deal for this function alone as it does not require much time or effort. 

I want to create and track capital budgets, store property data like sale price, loan terms, run property and portfolio calculations/analytics, etc - Asset mgmt stuff.I currently work for a property management company using AppFolio, but the software is limited to PM functionality and is not tailored to Asset Mgmt.Thanks in advance for any feedback you can provide!

Hire an inspection engineer who can carry an audit to scan for burnt cables, over-fused circuits, etc.Non-functional heating and air-conditioning systems: A defect in the air conditioning and heating systems in a building means inadequate cooling or heating.

Once you have a short list, get an account with each one and run them through the wringer to see how they really function.

I eventually plan to outsource this function.  

Cash flow is always a function of how much you leverage? 

The search functions are not as robust as the ones I have as an agent, but they are decent.
