There is a decent bill at the state level that wants to change zoning in order to create more density .

Not a big deal yet.To "scale up" to the next level would likely require that I get some help. 

if permits were pulled and final inspections were not done by building dept then no CO was given which renders it an illegal remodel and if and when they do find out, you will need to cut the remodel and have licensed contractors inspect the work along with the building dept

Something I've found is that Denver is a much harder place to get started from as investing standpoint so I've been curious if people have had success investing outside of Colorado and in the Milwaukee area (where I moved from) or the Indianapolis area (where I grew up and the rest of my family lives).I'm 27 and currently work in Sales as a manufacturer's rep on the plumbing side for new construction commercial projects throughout all of Colorado and Southern Wyoming.

I have set it up where I will be responsible for the title policy as it is my understanding that this creates the need for only one title policy in a double close and not two (of course need to confirm with title co) during a process like this.My questions are this: -What to watch out for when doing this, are there are any legal issues with marketing a short sale like this?

Somebody suggested that I get a co-signer and just give them a share or a percentage of the cash flow.
