We ran title and tax lien searches and they were clean. 

Very clean, the ladies are not cat ladies lol but the apartments were almost bare, very little furniture and a tiny tiny TV on the least expensive stand I've ever seen.

Clean it up before your good deal turns into a nightmare.

All you need is John backing you and you can close on all the deals, do a prehab or clean out and list it on MLS.  

You have tenants who like to stay clean and take showers .

Their guys have serviced the HVAC systems, washer/dryer repairs & done most of the required everyday maintenance, including cleaning the gutters.

For now, I have the security deposit and first month's rent going into my personal account and plan to start an LLC for a separate bank account, clean books, and potential asset protection moving forward as I acquire new properties. 

The thing is, the loan guarantor (that's what it is, not a "sponsor"--that's a word used to wash clean what this really is--a guarantee) is taking on a lot of risk. 

It gets cleaned 2-3 times a week.

That's generally a nice looking area, and if you click on the Street View on Google Maps and walk up and down the street the houses look clean and like modern construction.
