Agreed that it's a good idea to leave it to legal representation to sort out.Their attorney replied this morning saying that a certificate of occupancy was issued by the Town so the presumption was that the Building Inspector had inspected and found all construction to be compliant which would include insulation.

Locally, most of the larger real estate brokers in my area require certification in commercial before they allow a "new agent" to even speak of doing commercial.

So the buyer's selected title company orders a tax certification (that is paid for by seller) and the tax cert shows that nothing is owed to the TCB - but the title search finds the lien that was missing a satisfaction and so the title company wants me to take care of that lien.

They require an ESA inspection and general certificate, but as long they're happy with it's condition and the plugs are gfi protected, it's fine.

The codes inspector told me he could not issue me a permit because the house had not been issued a CO (certificate of use and occupancy) as it was a brand new house that I was building.
