Having a license is NOT an encumbrance or road block to investing in real estate, unless you plan on doing things that are illegal or unethical, there are "those" "investors".A broker's license adds a bit more credibility to your business card, in reality that's about it as you are assumed to have greater knowledge than an agent in the public's eyes.

I buy places that need some renovation in order make them really nice so I can raise the rents so I get higher than average rents/more appealing-additional bedroom/new kitchens/baths ect so the rent is higher over the long term.

362 Apartment complexafter repairs and new management, I think we can increase profitability 25%there are total of 6 apt complexes around, average rent for they other approx. 650.00, this complex average 555.00 month, If repairs, cosmetics are done rent can be raise to match area around to 600-650, witch will give a increase of 45- 90 dollars a unit. and 56 units that need repairs will increase there also. i figure a 2 year plan until profitability.
