@Matt Huss I see you mentioned college rental in your post.I have a house hack here in Vegas that is a 7 bed / 5 bath cash cow. 

The tub we purchased come pre-leveled and doesn't take a mortar bed. 

Even airbnb is doing to bed and breakfasts. in the early days of cars and unreliability, they used to yell out "get a horse!"

I currently live in gwinnett, GA in a single family 4 bed 2 bath house. 1400sqft.  

Both units are 2 bed 1 bath at 860sqft that includes a garage space each.

Semi locally, in a worse location, I know of someone that has built around ten 2 bed 1 bath homes that were rented before they finished the build and have been since.

@Jingwen Dunford I hear you, I'd like to outsource landscaping for my rentals too but I have yet to find a cost effective option so I mow, trim and spray myself and keep the plants and flowers beds to a minimum lol.

It started out as a 3 Bed 1 Full bath and ended up a 3 Bed 2 full bath.
