I could go back up to my original purchasing price, but I would not be comfortable paying the resulting mortgage, etc. by myself each month if I’m not able to find roommates right away.What can I do at this point?

Im in the process of building my reserves back up but I was wondering if there were any Hard Money Lenders that would lend 15-20k for a new construction ADU.

So say you decide transferring to the LLC is what you want to do, what's the back up plan if the bank calls it?

Could you be referring to a loan commitment, which is when lenders often ask for backup for income, and liabilities?

So, for all the landlords with good tenants that have been in their properties for years and years at a lower rent are in really bad shape and may never get their unit back up to market rent.  

I was also told that soon after we went under contract the seller received a back up offer that is 30k higher than mine which puts me at a position where I won't be able to negotiate much.The following Monday when inspection and appraisal was scheduled, I got a call from my agent informing me that the property had been vandalized over the weekend, resulting in a broken window, vanity from the main bathroom torn off which caused flooding from the first floor to crawl space and into the basement.

Both the bank and agent think that as well, and I did my own analysis and feel the same way.We're contesting the appraisal, but would like to have a back up appraiser just in case.

@James MurrayIt is fairly common for older properties in Richmond to have oil left as a back up.
