IMO if you are educated on the basics of construction/home improvements then save the $ for real work that needs done.

Hey Mitch.What experiences have you seen with switching buyers on a short sale.We ran into seasoning issues with my buyer so we are basically doing a reverse assignment.

An LLC only protects you from something happening on or in that property basically.

The system works very well, and yes changing out a cylinder is a lot faster than writing this post. 10 seconds with my hands full of other stuff (as usual).The basic locks are nothing more than builder quality - but they work fine and i wouldn't trade it for anything.Ed

We are also seeing recently that they are only providing a very basic title policy that does not protect against any liens or fines that may be assessed against the property and not discovered in a basic title search.

Get on the email lists of other wholesalers, and then when they send out a mass email to their buyers, poach their list, if they don't blind copy.

Wholesale Investor- Full time career, has a team and has money with the ability to close deals and not back out, can put down ernest money, basically works this like a business and gets the best deals from the bank.

Basically this has been the SS from hell.I dont want to bore you.But what my delimma is now is paying the 2nd note balance outside of escrow.The first lender will only allow 2500 to go to the second.

Basically i am looking to get financing for a smaller commercial, or larger residential property.

If this is a basic house in LA or SF, maybe half that.What do your buyers want?
