thanks @Rob BelandWe have been trying to streamline our system on a large scalable version. 90 days out we do a 3rd party inspection to see how they are treating the home and that report is our determination whether we want to renew their lease.

In Texas, the seller is required to provide a Seller's Disclosure Notice detailing what conveys with the property and any major repairs or issues with the property.It is interesting that the TAR(Texas Association of Realtors) version asks about any inspection reports and to attach them.
