Talking to an agent in the area, however, she stated that the current ratios are much lower, an example she gave me barely meets 1%, something I would be able to get with a turnkey provider anyway (although it's probably the area I'm paying a premium for).Could Houston investors advise what kind of return ratio I should be aiming for in today's market?

I am have been advising my clients to stay away from them.Family Dollar had gotten away from only one dollar items to sell and was mixing in high priced items which started reducing their profit margins.

I would strongly advise against having multiple lenders and honestly, I dont know of a private lender who will lend against a property if other lenders are involved.

In most cases we can rent it in less than two months and it turns into a win for everyone.My attorney at one point told me that Utah judges won't award the full unpaid lease amount--only an amount that would cover a reasonable vacancy which runs around 45 days according to him.This is not legal advise, but the way I understand it, you don't need the clause in the lease to do a buyout.
