Hmm, the only way I could think of is, you transfer the rental in an LLC and apply for a 5% conventional loan as primary, with that said, the calculations above still true to your borrowing capacity. 40% of gross income less monthly recurring.

I'd imagine that was what through was going through my dad's head when we were rebuilding a fence (I held the can of nails) in 105 degree summer heat.His motivation can't be mine, mine can't be yours, I don't think you can transfer your motivation authentically to someone else.
