Most of the jobs are tied to a large factory, the school system, etc.Property SHOULD be worth at least $300k after rehab is finished.My thought was to refinance, pull cash out to pay off the $50k line of credit, and recover as much of the down payment as possible.Am I spreading myself too thin, trying to pull financing together?

I have several rental properties, and I am inclined to not run background or credit checks on students that are in professional graduate school (medical,dental, PA, optometry, etc) because I know the requirements of the school will not permit students with a criminal history, and they are funded by loans or parents and don't have much credit history anyway.

Jeff Kehl The property was built in 1968, the hot water boiler appears to be original to the building, the piping appears to be in satisfactory condition 3 of the 8 units are semi updated, not a complete updateI believe rents could be raised, but not much, 20-40/doorThe building sits in a highly desirable school district, with a couple small apartments on the same street and some four plexes also, all rent out fairly fast, no vacancies currently.

From my research, most properties seemed to be priced right around market, however there is a few that I've caught below that I could possibly look at closely.Right now my stage is team building, I lead a local real estate organization in my school and learning how to analyze these leads a little more diligently so I can minimize my mistakes starting out.
