Having the best house sounds good but in practice it's usually under performs and is a headache to find tenants for.Personally I would consider the 4-plex and not the houses based on what you have said but there is far too little information to make an informed decision.Not really sure why you are waiting to get this or that cleared up before you invest.

You want a mentor that also shares this mindset and actively practices what they preach rather than just giving it lip service while in actuality they really have a predatory business model.

I'm not an attorney nor have I ever done anything like that but I can totally see a tenant your trying evict coming to the court room claiming deceitful practices because you pretended to be a common neighbor meanwhile you were the owner.

If anyone can pull it off its Carl... he also donated one to the local collage so they could practice on it he thinks its the future of affordable housing..
