So just let them know anyone who is going to be around that frequently needs to screened, and listed as an additional or even "occasional" tenant.

If it is in a park, there is no land value.Park rents are pretty high and I occasionally see or talk to people who are trying to give old mobile homes away and not finding any takers.The cheapest new double wide I've ever seen was $38,000, and it was double wide, but short, so not much square footage.Set up costs can be as much as $30,000 if you have to bring in utilities and install a septic.

As a new investor who is corrently renting an apartment in an apartment complex, I can see the occasionally need for a month to month lease with tenants that are disruptive and a nusense to other tenants.

This isn't like a flip where you have a scope of work defined well in advance and have the opportunity to line up people to do the work well in advance especially for most landlords who only do a very occasional turnover.
