@Bryan Hancock  it depends on pricing... as to how well one will do compared to HML  in our uber competitive fix and flip market.... were margins are down to 5 to 10%  borrowers will look hard for the best priced money...I would not do this if I had to match local HML as your correct head to head why do CF  but if your saving substantial dollars on each deal then I do believe we will see some pretty good deal flow..

That is basically correct buy the time they filter down a lot of the margins are compressed The actual mechanics of how some of these note brokers operate and built their business is for them to answer but I suspect it was with good hedge fund , bank,connections and large capital or credit basis I know you can start by soliciting for owner held notes buying at discounts then reselling them,but that is a conversation for those who run the note schools,seminars etc.If you find out a better way I would love to know and am not trying to discourage you

That is the most common reason they can't wholesale it, and if its a marginal or thin deal, you may not want to close on it yourself.

Additionally, most sellers now are asking way too much.Additionally, of the many wholesale deals that are floating around, many have thin margins too.
