There are tons of things you need to do to investigate a property (maybe I should write a detailed piece about it - hmmmmm): investigate liens, encumbrances, zoning, HOA . . . if you're trying to rent it out: tenant law, market rents, general landlord knowledge . . . if you're rehabbing: covenants on working, comps . . .

Not only will you make money investing, but you'll attract all the investors in town as the realtor with investing knowledge.

Thanks for the participation.The questionaire is mainly to determine peoples knowledge on the matter.There is a alot of hype on renewable energy technology in the home,this research is to prove that insulation is more effective than renewable energy technology.If everyone knew how energy efficient insulation can be then government targets can be easiliy met.

With this knowledge, you can do a better cash flow analysis than trying to plug in all the numbers.Good Luck,Mike
