Kitchen cabinets are filthy but are solid wood and can be recovered until we replace them in a year or two.

8x8 size would be great imo.Also couples with small kids could use it as a year 1 nursery.See if you can open a wall and make a bigger kitchen or another room, whatever is next to it and makes sense.D

It needs a roof, kitchen and the rest is mostly cosmetic.

we do tiles in kitchen and baths. hardwood in living and bedrooms.basement gets painted gray floors, white walls. same as the staircases

Most expensive areas are kitchens and bathrooms.

The kitchens and baths all need to be redone.  

Beware if this is in a kitchen.

High gloss white kitchen cabs, recycled glass or quartz countertops.   

We're remodeling the kitchen with new white cabinets, granite, tile back splash, and stainless appliances. 

After the tenants finally moved out, they left damages far beyond the security deposit - a total of 40 drywall holes, sharpie drawings all over the walls, broken doors, broken kitchen cabinets, urine soaked carpets, you name it.
