Given the timeline and the nature of these expenses, I'd appreciate any insights or advice from those familiar with tax regulations in such situations.Additionally, I'd like to know if I can claim depreciation, mortgage interest, homeowner's insurance, utilities, HOA dues, and other expenses associated with the rental units of my home from 09/08/2023 to 12/31/2023.

If they still want you to pay, I'd pay and never hire them again.

You get all the benefits of real estate (cash flow, appreciation, tax benefits) with none of the headaches of becoming a landlord.Food for thought, and something I wish I'd figured out much earlier in my real estate investing career. 

So I cannot be up in the game 24/7 like I'd like to be, but I spend a healthy amount of time keeping up with listings and the market.

I'd be sure to network and bring some value to them as well. 

I'm an investor and I'd still prefer the JADU owner occupancy requirement not be removed because JADUs by design don't need to be independent living units.

I'd been worried I might be stuck with them, but Indiana allowed us to evict, and we had them out within 2-3 weeks.
