It is possible for roots to penetrate PVC pipe (SDR-35, etc.) at the gasketed joints, so regardless of what pipe ends up being used, be aware of the surroundings as well and be prepared for minimum maintenance.One final parting thought - consider an extra cleanout, maybe a 2-way cleanout just outside the house foundation, even if it is not required!

Kyle R.First, check your local bylaws/zoning to see if there is a limit imposed on you - here we are only permitted 4 *unrelated* adults per dwelling unit as a maximum [this is provided you have the "bedrooms" to support 4 unrelated adults].If zoning doesn't give you a "way out" make a policy with which you can live and make it part of your application information and lease.... and as Louise indicated ... everyone over the age of majority (18 here) signs the lease and is made to understand they are jointly and severally responsible for the obligations thereof

If the ownership was joint ten with rights of survivorship or tenants by the entireties, most states allow an affidavit and death certificate and when filed of record it will clear first wife off the title, if there is no will and the guy had no children of his own then current wife would get everything.

The property is held in joint tenancy (with right of sole survivorship) (you can't have right of sole sur. in a tenant in common ownership scenario).Although it is divided as 75/25 on the deed, I have been a non-active, non-participant in the property for many years.I know nothing about 453 or how it could benefit either party in the sale and/or a purchase of a subsequent property.I'd love to hear more.Thanks!

Always insist on a guarantor (typically Mom or Dad) and run a credit check on the guarantor.With students you should also:1) emphasize with them that they (all the roommates) are jointly and severally responsible for the obligations of the lease.
