Because eventually someone WILL go to Google and research what they have seen in marketing.

When I look for subcontractors, it is not ALWAYS the case but if they have a good website that shows their previous work, there is a better chance of them being better quality then google search.  

I suppose hard money lenders may be another route, but that would place you at a sizable disadvantage because normal folks that house hack enjoy conventional low-interest rates, and for their first home, they could qualify for first-time homebuyers grants.

Search google for Choice Home Equity Line of Credit and the bank I am referring to will pop up. 

But seeing with your own eyes and stepping away from the computer/google maps and seeing real people around the neighborhood, that'll be what helps you decide who's version you want to go with.

I do both flips and rentals and I do enjoy flipping but I typically flip if I can't afford to keep it.
