Now that you know the factors, you need to estimate them and factor them all in an IRR analysis ... google is your friend there as books can and have been written on the subject here on BP and elsewhere.Personally, my favorite thing to do is get into a nice neighborhood with great appreciation and rent growth that wouldn't normally cash flow, but force appreciation to make it cash flow for me early on and get an immediate equity bump.

From Google searching it looks like this means that this mortgage is in the second position to the primary mortgage, essentially making it a lien on the home which I would have to pay to make the property actually free and clear, were I to be the high bidder auction.Can anyone confirm this or give a better explanation of the ramifications of a subordinate mortgage if I'm incorrect?

This is not something you can "google" and don't think it is realistic to waltz into a market you are not familiar with, do a few online searches, and in a month beat out local flippers who have been in that market for a decade or more to a great deal.

You can also google "new hanover county property records" and you can go to the county website where you can search properties by address. 

You might want to use Google to find out if there is any case law on the subject.
