Does landscape touch the buildings?

I have $2K truck that looks like a landscape worker hand-me-down, and so even if my tenants figure out who I am, I'm the guy in the truck trying to help them, not the bigwig to hate.  

We are tempted to increase curb appeal. landscaping and facade improvement to generate more interest.  2,500 4/3 mother in law bonus. it looks like maybe 20-25k. concerned about recouping.

This tenant's table is causing issues with the landscapers.

We do have a handy man we use regularly, we don’t touch landscaping but we still do 100% of the management, most of the turnovers and remodels.

Host fees (if listing with Airbnb, VRBO, etc), regular advertising fees, STR permit fees, utilities, cleaning, TV/Cable/entertainment, internet, basic toilet/cooking supplies, wear and tear on furniture, a security system, landscaping/lawn care, snow removal, trash removal, pool/hot tub care, propane for gilling/fire pits, and others depending on what amenities you may want to offer.
