If I'm in your shoes (which I was a few years ago) I would recommend attending at least 1-2 real estate meetups a month to start putting yourself out there and networking with other players in your market. 

Been doing this game for 20 years...work your job, visit and help your mom, then find time to fix up your rental...always always family first without regrets or self inflicted anxiety. 

I have been working with investors for more than a year to help them find new construction investment properties.  

The current city administration has telegraphed plans to introduce regulations this year.

However, there are podcast going back a few years.

We have 25 properties… we have seen back to back nearly $1,000 increases the last 2 years on some of our policies.  

There's always a new shiny toy out every year.

How old are the main mechanical systems HVAC, Water heater, Boiler?

Hey Nicholas, thanks for commenting.I realize my post doesn’t reflect my experience in helping clients buy and sell homes, but I’ve been wanting to dive into this for a while, especially living in a strong real estate market and seeing it evolve over the last 10-15 years.

I want the lawn back in the shape it was when the tenant moved in 2 years ago - so I would prefer to take the money out of his deposit, in order to have it professionally done.
