I would then put in writing that as preventative maintenance the dryer ducts be cleaned every 6 months or whatever is suggested from a duct company based on how the vents are set up.

Immediately, after finding a list of properties for sale by an owner, I began looking at the tax records and saw that on many he was paid current, but a few he was 2 years behind.If I buy those, I would write into the contract that he would bring them current, or take that off the price of the house.Anyways, what else do I need to check for?

It's good to note that mortgage insurance is no longer a write off and was never as such for people who made more than 110k AGI anyway (it phased out from 100k to 110k AGI).When considering FHA you should consider that huge upfront MI and the monthly paid annual MI factor of .80-.85% as well.
