But back to Cozy.co, it does all the tenant background and credit screening, at their expense, allows them to input their account bank information and give permission for the bank I designate as the recipient account to make ACH withdraws on the agreed upon schedule per the lease.

In any case, it's a great option for a person who is highly organized and methodical.

So quick background, I'm a commercial GC, in the industry for about 10+ years now, so I understand the industry from a larger scale, not much overlap into small residential, but have been looking to get into RE investing to generate some long term wealth via the BRRRR method, get a little cashflow in the meantime, start relatively small, and scale right into a kush, early retirement.

I do believe people can find better methods of investing outside of Rich Dad principles.

The most important thing you can do to amplify your returns and accelerate your investing career is ensure that you are able to get as much of that $40k back as possible via the BRRRR method.

It is not specific to Pittsburgh, This is the same method to use anywhere.I begin by going 1/2 mile radius and sales within the last six months.Make sure the style of house is the same, ranch to ranch or bungalow to bungalow etc..I look at age of home and make sure they’re within 20 years of each other.Look for basement versus slab.

And also find which method of finding sellers interest me the most and always try to have a Win Win Win situation, for sure.
