I think you can scale quicker with multifamily which is why we try to flip single-family so we can invest those profits in long-term multi-family holds.Chicago is a great market in my opinion because there is a sizable amount of old inventory with a large array of price points.

I'm technically not buying a mobile home park but this is the closest forum I could find for my problem so excuse me if this is just the wrong place for my question or if it's not relevant to you.That being said, I'm considering buying a property that has 2 mobile homes on it: A double-wide and a single-wide both from 1985.

I am looking for my 5th buy and hold and I have used banks and hard money lenders and there is a wide gap between the underwriting /time constraints of banks vs the rates/points charged by the hard lenders.

Here is why I can invest confidently there... it's called the STATE WIDE MANDATORY MINIMUM WAGE OF 15/hr by 2020.When everyone is used to getting paid $8/9$/hr and now they are going to be getting paid nearly Double... well there are already not enough rentals.
