If the property condition doesnt qualify for VA financing based on condition, they simply will not accept the offer if the listing agent knows ehat he is doing.You already know the problem, so you shouldnt waste your time, and money on an inspection and appraisal if you know the property will not qualify for financing.

One side-note, the number on your K-1 will be -$1,328, not -$80,000.As to the advice to get advice from your personal tax advisor, that comes primarily because most of the people on this website aren't qualified to give tax advice and shouldn't be purporting to be qualified to do so. 

Do you have to state somewhere (in the listing or on the application) that you don't accept smokers?
